Capital Gains


An art deco residence designed and lived in by renowned Canberra architect Malcolm Moir will go under the hammer this month.


The four bedroom home at 43 Melbourne Avenue in Forrest is considered to be one of the best examples of the inter-war functionalist style in the ACT.


According to a Royal Australian Institute of Architects statement of significance the house was built when this style was new in Australia.


The home included all significant features of the style including simple geometric shape, ribbon windows, asymmetrical massing, a roof concealed by parapet and metal-framed windows.


It was completed in 1937 and Malcolm Moir and Heather Sutherland and family lived there until 1972. The home - which had one of the first flat roofs in Canberra - has four levels and several additions and revisions have been made to it during its 75 years.


Current owners Lynette Lim and Keith Dear purchased the property about 14 years ago when they moved to the ACT to work as researchers at the Australian National University.


They had searched for a home for about six months and decided to purchase the property due to its character, and its location being close to the grammar schools for their two children.


"I guess it's an interesting house, it was different, quirky, it's got a lot of character," Ms Lim said.


The family is making the move to Asia to be closer to family but will miss the home that has given them a lot of joy over the past decade.


Ms Lim said one of the couple's great enjoyments had been the garden - which features a range of fruit trees and plants including cumquat, apple, rhubarb, asparagus, raspberries and olives.


She said the garden had continually surprised them with flowers and plants popping up all over the place.


The family also completed internal renovations on the home to modernise the interior.


Number 43 Melbourne Avenue in Forrest will go under the hammer on Thursday, September 26 at 12.30pm through Luton Properties Manuka sales agent Robert Westropp-Evans.


Modern home for a new family


A stunning modern home in Bruce has been listed on the market as its owners move on to a new challenge.


The architecturally designed home was created by IT professional turned builder Tony Nguyen for his wife Lan and two children.


The family purchased the land in the early 2000s and set about designing a home that would cater to a growing family.


Mr Nguyen said the home had been progressive at the time it was built with its modern faƧ¸ade and open plan living.


"At the time when we did it open plan was extremely rare, it was more in the multi-million dollar homes," he said.


"When we were building there were no flat roofs, I thought that's such a nice piece of architecture."


He said the family had enjoyed the open living and space provided by five different ceiling heights, including six-metres in the entry and living rooms.


The home has four bedrooms, a gourmet kitchen with Caesar stone bench tops and a waterfall island bench, and oversized windows on the northern side of the property to take advantage of the sun.


There is also a covered entertaining area and a vegetable garden.


Mr Nguyen, who set up building business Modern Design, said he and his wife, who works in the public service, had decided to put the home on the market to take on a knock-down rebuild project.

Growth continues in the capital


Canberra has continued to show record house price growth in the lead up to the federal election.


According to the monthly RP Data-Rismark property value index Canberra homes recorded the second strongest growth in values of Australian capital cities during August at 0.9 per cent.


Canberra prices are now 1.2 per cent higher than the previous market peak in May last year, which is second only to Sydney for value growth. Median dwelling price in the ACT is now $503,500, which makes it the third most expensive capital city in the country.


A quiet escape on offer


A beautiful family retreat located in the prestigious Greenleigh Estate will be auctioned at the end of the month.


The four-bedroom home, which is on a one acre developed block, has high ceilings, formal areas, a timber kitchen, beautiful established gardens and a tennis court.


It was the location of the home and the tennis court which attracted the owners to purchase the property about 18 years ago. Every week a group of players assembles for a tennis session.


The Greenleigh Estate had provided the perfect place to live being so close to Queanbeyan and Canberra but also was a quiet, spacious retreat.
